Built around US 41 and State Road 54

If you run a business in Land O’ Lakes, you already know the corner of US 41 and State Road 54. It is one of the busiest intersections in Pasco County, with about 124,000 vehicles a day according to 2024 local reporting, and FDOT has been studying an overpass there. Your trucks probably go through it more than once a day.

We help Land O’ Lakes businesses set up commercial auto that fits how they really work: service vans heading down Land O’ Lakes Boulevard, crews running west to the Suncoast Parkway, and pickups pulling trailers between job sites. Our agency is based in nearby Wesley Chapel, so this is our part of Pasco too.

The name dates to 1950, when the local post office switched from Ehren to Land O’ Lakes. The lakes are still here, but the rooftops, job sites and work vehicles have multiplied, and a policy written years ago may not match the business you run today.

Lakes, preserves and a lot of homes to take care of

Lakes and preserves like Conner Preserve and Cypress Creek Preserve sit between neighborhoods, and new communities keep filling in along State Road 54 and US 41. That keeps home service businesses busy: lawn and landscape crews, pool techs, pest control, pressure washing, painters and handymen.

Those businesses have a lot in common. They run pickups or vans, they park in customers’ driveways all day, and they often pull a trailer. Each of those details belongs on the application.

Where your vehicles sleep matters

Carriers rate each vehicle by the address where it is kept overnight. If your trucks sit at a yard off US 41 but one van goes home with a tech to Lutz or Odessa, tell us both addresses. The same goes for a vehicle parked at your house in a deed-restricted neighborhood because the HOA will not allow it on the street.

Garaging also affects what happens after a theft or a storm. A truck parked in a fenced, lit yard may be rated differently from one on the street, and some carriers ask about it directly.

Hurricane season is part of it too. When a storm is coming, moving trucks and trailers away from low spots near a lake or retention pond can save you a claim and a deductible. Damage from flooding is usually handled under comprehensive coverage, if the policy carries it.

Drivers, employees and personal use

Many small businesses here have two or three drivers and a couple of vehicles, and the lines between work and home can blur. We will ask:

  • Who drives each vehicle, including family members who might borrow it
  • Whether employees take vehicles home and use them on weekends
  • Whether anyone runs business errands in their own car

A family member who drives the work truck to the store now and then still needs to be on our radar. Carriers want to know about every regular driver, not just employees.

If staff use their own cars for work errands, like a supply run or a bank deposit, hired and non-owned auto coverage may be worth a look. Depending on the policy, it can help protect the business when an employee’s personal car is used for work.

Trailers and equipment need their own line

A landscape trailer loaded with mowers, or an enclosed trailer full of pressure washing gear, is really two things: the trailer and what is on it. List each trailer on the auto policy with its VIN or serial number and value. The equipment usually belongs on a separate tools and equipment policy.

If a trailer is borrowed or rented, tell us who owns it, because that changes how it is handled.

Our pressure washing insurance page and trailer insurance page go into more detail.

HOAs, property managers and certificates

With so many planned communities in the area, a lot of Land O’ Lakes work comes through HOAs and property managers. They often ask for a certificate of insurance before your crew can enter the gate, and some want to be listed as an additional insured or require a certain liability limit.

Send us their written requirements before you sign. Some of those requests need a change to the policy itself, not just the certificate. Our guide to certificates of insurance and contract requirements explains the most common ones.

What to send us for a quote

  • Business name, type of work and how long you have been in business
  • Year, make, model and VIN for each vehicle and trailer
  • Name, date of birth and license number for each driver
  • The address where each vehicle is kept overnight
  • Your current declarations page and loss runs, if you have them
  • Any HOA, property manager or contract insurance requirements

You can text it to 813-302-7151 or call and we will go through it with you. The insurer decides eligibility and price after underwriting, and we will tell you plainly what each option includes and what it leaves out.

Serving Land O’ Lakes and nearby communities

We also work with businesses in Lutz, Odessa and Wesley Chapel. State Road 54 connects all of them, and many local crews cross from one to the next in a single day.

If some of your work takes you south into Hillsborough County or out to the coast in New Port Richey, just tell us. Where you work and how far you drive help the carrier price the account correctly from the start, which makes renewals smoother too.

What businesses in Pasco County pay for insurance

These ranges come from real quotes our agency has run for businesses across Pasco County, which includes Land O’ Lakes. Prices are annual and include taxes and fees. Your price can land outside them, because vehicles, drivers, payroll and claims usually matter more than the ZIP code.

  • General liability$300 to $7,000 / yearAbout $25 to $590 a month.
  • Commercial auto, whole policy$2,000 to $36,000 / yearAbout $160 to $3,000 a month.
  • Workers' compensation$900 to $4,000 / yearAbout $75 to $340 a month.

My HOA will not let me park my work truck on the street. Does it matter where I park it?

Yes. The carrier rates the vehicle where it is kept overnight, so give us the real address, whether that is your driveway, a storage yard or your shop. If it moves, let us know so the policy stays accurate.

A property manager wants to be an additional insured. Can you do that?

Often, yes, but it depends on the carrier and the policy. Send us the manager’s written requirements. Some carriers add additional insureds automatically when a written contract requires it, and others need an endorsement before we can issue the certificate.

I run a lawn business with two trucks and two trailers. What do you need from me?

We need the year, make, model and VIN of each truck and trailer, each driver’s license information, and where the equipment is stored at night. We will also ask about the mowers and tools, because those are usually covered under a separate policy.

My employee uses his own car to pick up supplies. Is my business at risk?

It can be. If he has an accident while running a work errand, the business could be named in a claim. Hired and non-owned auto coverage is designed for that situation, depending on the policy. We can quote it alongside your auto policy.

Is your agency local?

Yes. We are based in Wesley Chapel, a short drive east on State Road 54, and we work with businesses throughout Pasco County. Most quotes happen by phone, text and email.
